The move came after Prime Minister Narendra Modi, while chairing a Pragati review meeting, asked the state govts to strengthen ORERA and ensure proper execution of its orders in the interest of homebuyers.
The state will bring down the existing 7,000-plus types of land classifications to just 27 categories through legislative amendments. Additionally, the govt aims to slash the current 3,000 different types of land ownership to double digits, the minister said.
Once completed, the 43 projects will provide 3,949 dwelling units to beneficiaries. These will be executed at a total cost of Rs 256 crores, with shares received from the Centre, state, and beneficiaries.
As per the order, property owners who constructed buildings in accordance with approved plans will be charged a conversion fee of 3% of the benchmark market value (BMV).
According to experts, the new amendment is expected to resolve the long-standing issue of part plot registrations, which were at a standstill for quite a long time due to several litigations and other issues.
